Sun City West-Active Adult Community

 

Sun City West-Active Adult Community is located about 45 mins from Phoenix and about 20 mins from Arrowhead Ranch. Single family homes make up a majority of the properties in Sun City West. Homes range in size from 920-SF to more than 3500-SF some with large lots, golf course views and small low maintenance yards.

Homeowners Association CC&R’s state that one member of the household must be at least 55 years of age and no one under the age of 19 may live in SCW. Visiting children may stay a maximum of 90 days in one year. Sun City West also has a secured storage area available for your motor home, boat, RV or commercial vehicles.

There are HOA fees associated with living in Sun City West Active Adult Community. Asset Preservation Fee is assessed on all home purchases in SCW.  These monies fund capital improvements and minor maintenance of rec centers and other community owned facilities. As of this article, the fee is currently $2300. The Annual Recreation Center Fee is paid by all property owners, per person for membership in the Rec Center Association.  This fee is currently $385 annually and are for the maintenance and operation of the four rec complexes within SCW.  Golf and bowling are extra. Annual Property taxes are quite low for SCW and that is because most of Sun City West was removed years ago from the surrounding school district. A golfers paradise can be found in Sun City West with the option of playing a different course each day of the week.  There are seven golf courses, four regulation length courses and three executive-length courses. There are also 2 additional clubs nearby. Briarwood is a private club and Hillcrest is a public course.

It goes without saying that there are plenty of activities available to residents within the four recreation centers.  Some of these include, fitness facilities, swimming pools (indoor and out) blowling lanes, tennis courts, pickleball courts, racketball courts, billiards and more. Within 20 mins there are 3 baseball spring training stadiums and of course Westgate Center is nearby hosting the AZ Cardinals, Phx Coyotes and lots of dining and shopping options.
