Sun City Grand Active Adult Community

Sun City Grand, an Active Adult Community developed by Del Webb had it’s grand opening in 1996 and built out in 2005. Sun City Grand is located in Surprise Arizona approximately 18 miles northwest of Phoenix. There are over 9800 homes which include the LaSolana condos with a population of about 17,000 people.

Sun City Grand is an Active Adult Community qualifying for the senior housing exemption.  This is classified as housing designed for people 55 years of age or older. 85% of homeowners must be 55 or older; 15% may be age 45-54 and no one under 19 is permitted to live within Sun City Grand.

What draws people to choose Sun City Grand? Well for one reason there is an abundance of activities to suit everyone, all within the community. For starters there are two fitness centers, five swimming pools and four championship golf courses designed by billy Casper and Greg Nash; Desert Springs, Granite Falls South and North and Cimarron. Desert Springs was the first Championship course to be built in 1996, followed by Granite Falls South and North in 1997 and 1999. Cimarron is considered to be the  most challenging of all the courses and was built in 2002. They have driving ranges, full service golf shops and a full complement of food and beverages.

There are 5 different plazas or centers within Sun City Grand, each offering their own amenities, available to all members within the community. Some of the facilities include, ballrooms, library, reading rooms, outdoor patios, computer labs, learning centers, coffee shops, pools, day spa, tennis, bocce ball, fitness center…and the list  goes on. Thinking of buying or selling? There are some Resale Fees for Sun City Grand that you should be aware of.  There is a Resale Disclosure and Transfer fee of about $230, which is customarily a fee paid by the seller, but heck, everything is negotiable.  There is  also an Architectural Review Committee Fee of $170, typically a buyer fee for any and all future applications for changes in the home. Lastly there is a CARE Fee of $1,104.00 payable by the buyer. CARE stands for Community and Resident Enhancement.  It is a one-time fee to each new purchaser. These fees are used only for funding community development and enhancements.  These fees help to maintain the beauty that is Sun City Grand.  Ownership within Sun City Grand entitles each occupant to an Activity Card, up to two per home. This photo Membership Card is needed to use the facilities and amenities within the Community.
