06 Sep Saddleback Peoria:
A Huge New Community Is Taking Shape in Northwest Peoria
If you’ve been watching the growth of Northwest Peoria, there’s a major new community worth keeping an eye on: Saddleback.
This massive master-planned community is taking shape across more than 5,300 acres and is expected to bring thousands of new homes, parks, trails, amenities, open space, and future commercial opportunities to the area.
But what makes Saddleback especially interesting isn’t just its size. It’s the lifestyle being planned around the homes.

A New Community in Northwest Peoria
Northwest Peoria has been experiencing significant growth, and Saddleback is positioned to become one of the area’s largest new master-planned communities.
The long-term vision includes thousands of homes spread across multiple neighborhoods, along with parks, trails, gathering spaces, recreation, and other community amenities.
With so much land involved, Saddleback isn’t something that will appear overnight. It’s a community that will continue to evolve over many years as new neighborhoods, amenities, and other elements are added.
That’s part of what makes it so interesting to watch.
More Than Just New Homes
When people think about a new construction community, the first thing that usually comes to mind is the homes.
And, of course, the homes are a huge part of the Saddleback story.
But the community is being designed with a much bigger lifestyle in mind.
Walking trails, neighborhood parks, gathering areas, recreation and outdoor spaces are all part of the vision. The idea is to create places where residents can get outside, meet their neighbors, and enjoy the surroundings—not simply drive home, park in the garage, and stay inside.
And yes, pickleball courts are part of the conversation, too. 😂
For buyers who place a high value on amenities and an active outdoor lifestyle, those details can make a big difference when comparing new construction communities.

Trails, Parks and Outdoor Spaces
One of the features that stands out about Saddleback is the emphasis on trails and outdoor connectivity.
The community is being planned with an extensive trail system, giving residents opportunities to walk, hike, bike, and enjoy the surrounding desert landscape.
Parks and gathering spaces are also planned throughout the community, creating smaller destinations within the larger development.
For families, that could mean having parks and recreation close to home. For active buyers, the trails and outdoor spaces could become a major part of everyday life.
And for anyone who appreciates the Sonoran Desert landscape, the setting itself is a big part of the appeal.
Builders Coming to Saddleback
Another reason I’ll be watching Saddleback closely is the variety of builders involved in the community.
As Saddleback continues to develop, buyers will have opportunities to compare different builders, floor plans, home styles, price points, and features.
That can be a major advantage when shopping for new construction.
Rather than looking at just one neighborhood or one builder, buyers can potentially compare several options within the larger Saddleback community.
Of course, availability, pricing, incentives, and specific neighborhoods will change as construction progresses, so buyers should always look at the most current information before making a decision.
What About Commercial Development?
Saddleback is also planned to include future commercial space.
That’s important because a community of this size will eventually need more than just homes.
Over time, additional commercial development could bring opportunities for shopping, dining, services, and other conveniences closer to where residents live.
That part of the development is still a longer-term story, but it’s another reason Saddleback could have a significant impact on Northwest Peoria as the community matures.
Why I’ll Be Watching Saddleback
There are plenty of new construction communities throughout the Northwest Valley, so what makes Saddleback stand out?
For me, it’s the scale and the overall vision.
This isn’t simply a small neighborhood with a few streets and a handful of amenities. Saddleback is being planned as a large, connected community with homes, trails, parks, recreation, gathering spaces, and future commercial development all working together.
And because the community will take years to build out, it will be interesting to see how the original vision develops over time.
What looks like open desert today can eventually become an established neighborhood filled with homes, families, trails, parks, and community amenities.

Is Saddleback Right for You?
If you’re considering buying a new construction home in Peoria, Saddleback is definitely a community worth researching.
But every buyer has different priorities.
For some people, the most important thing is the home—the floor plan, finishes, size, and features.
For others, it’s the location.
Some buyers care most about trails and outdoor recreation, while others prioritize parks, pools, community amenities, schools, shopping, or future development.
And, apparently, there are also people for whom pickleball courts are a deciding factor. 😂
There’s no one-size-fits-all answer.
That’s why I always recommend comparing communities—not just individual homes—when you’re shopping for new construction.
Thinking About New Construction in Peoria?
Saddleback is just one of the many new construction opportunities developing throughout Peoria and the Northwest Valley.
If you’re considering a new construction home, I’m always happy to help you compare communities, builders, locations, incentives, and your options.
The right community isn’t necessarily the one with the biggest homes or the most amenities. It’s the one that fits your lifestyle, priorities, and plans for the future.
So, if you were choosing a neighborhood, what would matter most to you?
The home, location, trails, parks, amenities—or pickleball courts? 😂
