What’s Happening in Arizona’s Northwest Valley?

all is almost here in Arizona. At least that’s what the calendar says. 😂

September is always a funny time in the Northwest Valley. We’re still dealing with plenty of heat, but you can tell we’re getting closer to the time of year everyone waits for. Cooler mornings, evenings outside, hiking, golf, pickleball, patios, and all the things that make living here so enjoyable once summer starts letting go.

It also feels like there’s always something changing around Glendale, Peoria, Surprise, and the Northwest Valley. So instead of focusing on one real estate topic, I thought I’d do a little September catch-up on a few things happening around our part of Arizona.

There’s a Lot Happening Around Surprise and the Loop 303

If you spend any time driving around Surprise, especially near the Loop 303, you’ve probably noticed just how much is changing.

The 303 corridor continues to see transportation, commercial, residential, and employment-related development. There’s also ongoing work farther north around 163rd Avenue, where road improvements and new development are changing that part of Surprise.

Asante Trails is another area worth watching. The development around 163rd Avenue and Pat Tillman Boulevard includes plans for shopping, restaurants, services, housing, and a future healthcare campus.

I think this kind of growth is interesting for homeowners and buyers because it can change how an area feels over time. Something that once seemed a little far from shopping, restaurants, or everyday conveniences may look very different a few years later.

Of course, proposed development and construction timelines can change. I always tell people to look at what exists today along with what may be coming.

Surprise Has Something New for the Community

There’s also a brand-new addition in Surprise this month.

The Surprise Community & Resource Center opened September 3. The new 35,000-square-foot facility brings together services that had previously been spread across several locations, including the Surprise Resource Center, Hollyhock Library, and Surprise Senior Center.

I like keeping an eye on things like this because growth isn’t only about new homes and restaurants. Parks, roads, community spaces, libraries, and other services are all part of what shapes everyday life in a city.

Those are the kinds of things I think people should pay attention to when they’re comparing communities.

Glendale Is Getting Ready for Its Busy Season

Over in Glendale, we’re getting closer to one of my favorite parts of the year in the Valley: when there’s actually a reason to make outdoor plans again.

Historic Downtown Glendale continues to have events on the calendar, and the city is already preparing for the 33rd annual Glendale Glitters later this year. Vendor applications opened September 1 for this year’s event.

Westgate is another place where there always seems to be something happening, from dining and entertainment to events throughout the month.

This is one of the things I enjoy about living in this part of the Valley. You can have established neighborhoods and quieter residential areas, but you’re also not far from sports, restaurants, entertainment, parks, and community events.

What I’m Seeing in Northwest Valley Real Estate

Real estate is always going to be part of these updates because what’s happening around a community and what’s happening with housing tend to overlap.

But I also don’t think every market update needs to turn into a bunch of statistics.

What matters more is understanding what the numbers actually mean for your particular situation.

If you’re buying, that might mean looking at how much competition you’re seeing in the neighborhoods and price ranges you’re considering. If you’re selling, it might mean paying closer attention to pricing, condition, and how your home compares with the other choices buyers have.

And if you’re not planning to move anytime soon, you can still keep an eye on what’s happening around your neighborhood. New development, road projects, restaurants, amenities, and housing can all change the way an area grows.

We’re Almost at the Best Time of Year to Be Outside

Maybe this is the part I’m most excited about.

We’re getting closer to the months when Arizona reminds us why we put up with summer.

Around the Northwest Valley, that can mean hiking, pickleball, golf, neighborhood walks, afternoons around Lake Pleasant, or finally sitting on the patio without immediately wondering why you thought that was a good idea.

And I think lifestyle is something people sometimes overlook when they’re searching for a home.

The house matters, of course. But so does what’s around it.

If you love hiking, being close to trails might be important. If weekends at Lake Pleasant sound like your idea of a good time, North Peoria may deserve a closer look. Someone else might care much more about being near Westgate, Historic Downtown Glendale, restaurants, shopping, or a favorite golf course.

Those everyday details can make a big difference in how much you enjoy where you live.

Keeping Up With the Northwest Valley

There’s so much happening around Glendale, Peoria, Surprise, and the surrounding Northwest Valley that I’m thinking these local catch-ups might need to become a regular thing.

New businesses open. Roads change. Communities grow. Events come and go. And every once in a while, Arizona even gives us weather that makes us want to leave the air conditioning.
