During a 20-minute showing, most people are focused on the obvious things:

- the pool
- the upgrades
But very few buyers are standing in the backyard during spring thinking about what that space is going to feel like in July when it’s 113 degrees outside.
And honestly, that matters more than people realize.
Arizona Summers Change How You Experience a Home

I’ve worked with buyers all across Glendale, Peoria, Arrowhead Ranch, and the Northwest Valley, and one thing I’ve noticed is that buyers often don’t fully understand what’s important in an Arizona home until after they’ve lived through their first summer.
A backyard that looks beautiful in March can feel completely different in August.
A patio with no shade might not seem like a big deal during a showing, but once afternoon sun starts hitting every day, buyers quickly realize they may not actually use that outdoor space very much.
The same thing happens inside the home.
Large windows and natural light look amazing during a walkthrough. But depending on the home’s orientation, certain rooms can become noticeably warmer in the afternoons once summer temperatures arrive.
These aren’t necessarily deal breakers. They’re just things buyers don’t always think about during a quick showing.

What’s interesting is that it’s not always the expensive upgrades people appreciate most long-term.

- backyard orientation
A backyard can look incredible in listing photos while still being difficult to use comfortably during summer afternoons.
And buyers who have already experienced an Arizona summer usually notice those details immediately.
Think Beyond the Showing
One thing I always encourage buyers to do is picture what the home will feel like during the hottest part of the year, not just during the showing itself.
Because sometimes the homes people end up happiest with long-term aren’t necessarily the flashiest ones.
They’re the homes that still feel comfortable in the middle of summer.
